MY STRATEGY - Finding your home should be an enjoyable process.
At the outset, the purchase of a home can seem intimidating but my strategy is to keep the process uncomplicated and, hopefully, fun.

THE NEEDS ANALYSIS - Our first meeting will be as straight-forward as possible. I will work with you to determine what you (a) need and (b) want from your new home. Priorities differ from family to family but some of these needs and wants include the neighbourhood, location of schools, access to transport/recreational facilities, proximity to friends/family, the number of bedrooms/bathrooms, a view and, of course, how much you want to spend.
THE FINANCE APPROVAL - The next step in the strategy is to obtain mortgage pre-approval which allows you to move onto the search phase with confidence. I can refer you to a mortgage specialist and assist with completing the loan approval process. Before doing so my website has a tool to estimate your

THE SEARCH - Based on your needs analysis, I will compile a shortlist of properties and take you on a personal tour of each to find the perfect home. This can and should be fun.
THE OFFER - After more than two decades of prior experience as a lawyer my negotiation and contract writing skills are what will make the difference. Additionally, sellers are often motivated by aspects other than price. Determining what will make your offer stand out over a competing offer and, importantly, most attractive to the seller is a specialty of mine.
